In negotiating short sales and short payoffs one of the most critical pieces of the puzzle is to ensure the needed financing is from a reliable source. We have gotten numerous approval letters from other lenders and then when it came down to it the financing has fallen through. This is in part due to some lenders not staying up to date as lending guidelines have been changing. In order to circumvent this issue from coming up we encourage all buyers to at least get a second quote and approval from a reliable source.
